It's one of the most stressful situations a landlord can walk into. The tenant has gone, the rent has stopped, and the house is still full of their things. Sometimes it's a few bags and an old sofa. Sometimes the property has been hoarded for years and you can barely open the door. Either way, the instinct is to get it cleared and re-let as quickly as possible. That's understandable, but a few checks first can save you a lot of trouble.
Make sure the tenancy has actually ended
Before anything is removed, you need to be confident the tenancy is over. That might be a written surrender from the tenant, a court order for possession, or clear evidence they've given up the property. If you're not sure, get advice before you go any further. The rules for private tenancies in England changed in 2026 under the Renters' Rights Act, so what worked a few years ago may not apply now. Salford City Council's guidance for landlords on managing tenancies is a useful starting point, and your council's private housing team can point you in the right direction.
Belongings still belong to the tenant
Even when a tenant has clearly left, the things they leave behind are still legally theirs. Landlords are generally expected to give the former tenant written notice and a reasonable chance to collect their belongings before disposing of them. Keep copies of everything you send. Obvious rubbish and perished food are a different matter, but furniture, documents and personal items should be treated with care.
Record the condition of the property
Take photos and video of every room before the clearance starts. It protects you if there's a dispute over the deposit or the belongings, and it gives you a clear record for insurance if there's damage.
Hoarded properties need a proper plan
A property that has been hoarded brings its own problems: damp and mould hidden behind piles, blocked drains, pests, and sometimes sharps or soiled waste. These jobs need a crew who know what to look out for and how to keep themselves safe. They also need a plan for the personal items that turn up, because there will be some.
